Q: I see some better deals in other auction sites?
A: We have had some clients that purchase homes on other online sites, When they arrived to view the homes they found the homes were not the sq/ft they thought they were ,and one had chinese drywall.Always ask what the living sq/ft is! not under air. Under air includes Garage and other area's. And always check for title, If truly there were better deals we would be buying them as well. Q:Is it safe buying from the Court House?
A :: Not at all. It takes a lot of due diligence to purchase any home at the court house . A dream home can quickly turn into a nightmare in a flash. We check for everything before every purchase . We have 3 teams that inspect every home for that days auction. This is how we gain a huge advantage over anyone else in the business. We never know the discounts until a few hours before auction. We see many mistakes novices make on a daily basis with the banks Robo signings. One must know what they are doing. I have seen untrained people make huge mistakes daily. HOA fee's, assessments and impact fees are a few issues people overlook.
Q: Will homes be purchased under my name?
A:Absolutely all homes will be puchased under your name or company name!
Q:Do you work in other cities?
A:We would love to work all the cities we can,but the fact is we do not have the resources to be effective and purchase homes in a safe manner. Title work, marketing program, knowing the main players , and expertise of location are essential to our success in purchasing a home with good return for our investors! A:No closing cost or title search needed. We research everything before purchase.
Q: Can I get a better deal purchasing a short sale property than buying from you?
A: ( At times) some short sales are the same price as auctioned homes. But they get bid up in the open market and take forever to get an answer back from the bank, and that answer might be a no. So you wasted months hoping to purchase a home. Over 95% of the homes in court auctioned were once short sales, this should tell you something. Auctioned homes are immediate possession!
Q: What are the dangers in buying an auctioned home.
A: Well here are a few of the big ones. Buying 2nd mortgage, buying a home with huge taxes owed, buying a home with monies owed to association. Buying a home with suspect title, and here in Florida, buying a home with Chinese drywall. Buying a home without inspecting it and paying huge repair cost. We see people making huge mistakes daily and courts do not give refunds.
Q: What is Chinese drywall?
A:We get this question frequently In short, the term "Chinese Drywall" (or tainted drywall or wallboard) refers to drywall imported from China from 2001 to 2007 which contains contaminants that are emitting gases which usually (but not always) create a noxious odor and corrode copper and other metal surfaces, thereby damaging your air conditioner, electrical wiring, copper plumbing, appliances and electronics. Corrosion of electrical wiring can hamper the effectiveness of your smoke detection and can create a risk of fire. Chinese drywall is also very friable, which means it is in a state where small particles can easily become dislodged with little friction, thus enabling them to easily enter your lungs. For this reason, even after Chinese drywall is removed, the toxic drywall particulate may remain unless properly removed. To date, there is no proven or approved remediation protocol and, therefore, one should exercise caution before removing Chinese drywall and remediating one's home. We purchased 100’s of homes and never purchased a home with Chinese drywall ,we inspect every home.
Q:Do all cases in the auction calendar get discounts?
A:No. Only a handful gets discounted. Most homes go for final judgment that was the price of last mortgage and thats not a bargain at all. That is why we look at every home for that days auction, hoping to get a discount. It might take us 1 to 2 weeks to find a good purchase.
Q:So how do you know what homes get discounted?
A:We do not know until a few hours before bidding starts. That is why our team looks at all the homes before auction starts and takes notes, so when discounts are given we know how much to bid.
Q: How much money can I make?
A:It all depends on the type of home we purchase. Sq/ft, price, repairs, and location are a big part of money to be made. We do our best to maximize our client’s profit on every purchase so we can continue doing business together. Our biggest return to record is 88k profit 3 months and lowest on a sale was 8k 35 days.
Q: Can you find a deal quickly?
A: If we get lucky we can have your home in a week. We do not buy just any home, so we have to make sure we get a good discount, it might take a bit longer at times to find the right home.
Q: How do I handle repairs? And is it part of the fee!
A:We use a team of contractors. We take bids on every home we purchase and send the best bid to our clients. We supervise all work and yes, it is part of our initial fee. On average, repairs cost $4,500 or less on most homes. We try to avoid homes with a lot of work unless the profit is worth the wait for work to be completed.
Q: I live in another state or country how do we do business together.
A:95% of our clients live in another state or Country. Half come and visit us and see our process and the other half over the phone. We are Licensed Realtors in the State.
Q: What is the market like? Are homes selling?
A:Market varies in each city! But inventory has fallen. Example; In Lee County on an average day at the courts we had 200+ homes going into auction 6 months ago. Today the average is close to30- 60 homes. Homes are selling!
Q: I heard banks are holding properties, and there is a 2nd wave of foreclosure coming?
A:We've been hearing this for years now. What we witnessed is that homes that do not get discounted go back to the banks and are given to a Real Estate Firm for marketing as a REO. In short, is bank owned. These homes do get bid up and run their course and sell at market prices. There is an article in Forbes Magazine Dated Feb 11, 2010 about a housing shortage for 2011 And if this holds true buying homes at rock bottom prices like we have been doing in a constant basis is a no brainer. The truth is we will never see homes at these prices in our lifetime again, and buying auctioned homes is the best way to go.

A:Miami has 75 homes daily that come into auction each day. To be most effective we only work specific area's of the city.
