Quick turn around upon sale as homes our assessed between $65,00 to $106,000  and we sell them between $85,000 to $95,000. Higher in the Cape!
 
Ocean access homes average around $160,000 but sell for around $250 to $300,000 in CAPE Coral. Each property varies in price.
 
You have 2 options you can come with me to the courts or we can do our business via phone. I am at the court house picking the best homes for my investors Monday through Friday. I bid on  properties based on value and condition.
 
Our target market are houses that we can sell under market value for an average of $100k.  Working class people and couples can now afford these properties because their mortgages with Principal & Interest, Taxes and Insurance will not exceed $850-$900 per month.  Most of these people are currently renting for $1000-$1200 per month, so now they have the opportunity to purchase a new house and at the same time reduce their monthly outlay.  We find the buyers by running newspaper and internet ads and by signage.
 
I research title before every purchase! And do all leg work after purchase of homes!
 
WE make sure that the homes that you are buying have clean title, no leans, judgments, or 2nd mortgage attached!!
 
These homes are 2 to 3 years old with nice size lots.

If you wanted to buy and hold until the market corrects itself and home prices in this area go back up, we are also doing this and renting these homes for an average of $900/month. Imagine that - So the whole Investment opportunity right now is a NO-BRAINER! Our team specializes in this market segment and is buying these homes for a discount from the Banks (We only buy later model - newer homes 2002 and up, between 1300-1800sf under air). The typical home sold back in 2006 for an average of $250k. Today the buy and hold scenario makes very much since since the taxes are so low, under $90/mth for most properties. The principal and interest at 6% on a $45k loan is only $270/mth, insurance in this area is another $50/mth. So all together you are paying $410/mth and collecting on an average of $900/mth in rents. When the market corrects itself in two years, you sell this same property conservatively for $125k that you purchased for $45k and you pocket $80k, plus your two years of positive income in rents at $900/mth, that's another $10.8k. That is $92k of income in two years on a $45k investment. We call this the "101 On How To Triple Your Money in Two Years".

How it works. Our team personally inspects over 200 homes weekly, out of those 300 only 50 get discounts. We make sure we are buying a quality home with little or no repairs. We check for liens, taxes, title, and make sure we are bidding on first mortgage.  We Inspect every home before purchase.
